Why Now?Thousands of square feet of space in the riverfront district and along Broadway are currently occupied by parking lots and buildings that do not exceed 1or 2 stories in height. Such properties are increasingly coming to be viewed as “underdeveloped.” This has prompted developers, with encouragement from some village officials, to propose projects for these sites that are taller and larger in scale than the historically distinctive building stock in our community. (There are only 3 relatively modest multi-unit buildings higher than 3 stories along the entire stretch of Broadway from Irvington to Sleepy Hollow and there are only 2 such buildings between Broadway and the railroad tracks.) The new standard for development that appears to be emerging takes the form of 60-ft tall, 5-story structures with occupant density levels that are relatively high by historical Tarrytown standards. Village officials are being asked to grant variances and are considering changes in zoning regulations that could make this possible. The implications for the future of the village are dramatic and call for active public engagement in order to ensure that development proceeds in a manner that responsibly and respectfully contributes to our distinctive river town legacy and does not negatively impact the quality of life in our village.
