            To engage the public in supporting responsible approaches to development that are respectful of Tarrytown’s distinctive river town legacy. ​
Why Now?
​Thousands of square feet of space in the riverfront district and along Broadway are currently occupied by parking lots and buildings that do not exceed 1or 2 stories in height.  Such properties are increasingly coming to be viewed as “underdeveloped.”

Why Now?

​Thousands of square feet of space in the riverfront district and along Broadway are currently occupied by parking lots and buildings that do not exceed 1or 2 stories in height.  Such properties are increasingly coming to be viewed as “underdeveloped.”  This has prompted developers, with encouragement from some village officials, to propose projects for these sites that are taller and larger in scale than the historically distinctive building stock in our community.  (There are only 3 relatively modest multi-unit buildings higher than 3 stories along the entire stretch of Broadway from Irvington to Sleepy Hollow and there are only 2 such buildings between Broadway and the railroad tracks.)  The new standard for development that appears to be emerging takes the form of 60-ft tall, 5-story structures with occupant density levels that are relatively high by historical Tarrytown standards.  Village officials are being asked to grant variances and are considering changes in zoning regulations that could make this possible.  The implications for the future of the village are dramatic and call for active public engagement in order to ensure that development proceeds in a manner that responsibly and respectfully contributes to our distinctive river town legacy and does not negatively impact the quality of life in our village. 

What We Are Not

  • This is not a “NIMBY” initiative sponsored by overzealous anti-development folks
  • This is not a partisan/political initiative
 

Goals

  • Provide a forum for civil public discourse on issues related to development proposals
  • Ensure that Tarrytown residents are properly informed of proposed development projects and the associated review processes
  • Promote active public participation in the review process for project proposals
  • Support projects that:
    • Are appropriately scaled and designed to complement the existing three-story mixed-use structures that represent the dominant characteristic of Tarrytown’s architectural legacy
    • Optimize benefits to the Tarrytown community, such as open space, pedestrian friendliness, affordable housing, parking, compatibility with historic building stock
    • Minimize negative impacts such as collateral harm to Main Street businesses, obstruction of river views, overtaxing of infrastructure, increased traffic congestion, air and noise pollution, overcrowded schools, and building architecture that conflicts with the historic character of the existing building stock
  • Encourage granting of zoning restriction waivers only in rare circumstances and only when they are balanced by project elements that offer significant benefits to the public
